Real Estate Terms You Should Know

Escrow

A neutral third party holds funds and documents during the transaction. Escrow only closes when all contractual conditions are met by both buyer and seller.

Title Insurance

Protects buyers (and lenders) against prior claims on the property title — liens, errors, fraud, or undisclosed heirs. One-time premium at closing.

Due Diligence Period

The window after offer acceptance where the buyer orders inspections, reviews disclosures, and can negotiate repairs or back out without penalty.

Earnest Money

A good-faith deposit made when submitting an offer. Typically 1–2% of purchase price. Applied to closing costs if the deal closes; forfeited if the buyer backs out without cause.

Mortgage Points

One point = 1% of the loan amount paid upfront to reduce your interest rate. Whether to buy points depends on how long you plan to hold the property.

Net Sheet

A seller’s estimated proceeds statement — listing price minus agent commission, closing costs, prorated taxes, and any payoff amounts. Wes provides one before you list.
